The architect has an on-going responsibility to you for the design
TEE chartered engineers are responsible for the whole life of the Timber Frame design element.
Our designers are responsible for the panel/roof design.
The builders are responsible to you for a 5 period and a defect guarantee is in place for this period.
All the above hold PI (Professional Indemnity) insurance against negligence and/or client claim, so any future
problems - you are covered.
IN ADDITION to this
Timber Engineering Europe have arranged with Premier Guarantee to supply a
TEN YEAR Building defect warranty. This only applies to Buildings that contain a Timber Engineering Europe
super-structure and the building has been overseen by us during construction. This warranty covers the whole completed
building and is only available thorough us. Our decenal is the equivalent to the NHBC and Zurich policies issued in the UK.
It is extremely unlikely that any faults will occur in your new home, because of the safeguards built into engineered
construction, prior to commencement. For example, all designs are undertaken using licensed Gang-Nail software and can't

be altered. If the design is accepted by the programme, then the building will be correct. All components are made
off-site and checked and tested prior to dispatch to site. Several inspections and a final sign off are required for the
timber frame part of the project, and as all the load-bearing and structural elements are incorporated into the frames,
little else can go wrong, and in order to make sure it doesn't your architect conducts inspections at regular intervals
and so does the appointed inspector from Premier Guarantee.
Timber Engineering Europe also make regular site visits to monitor progress and are always on hand to discuss any
issues arising with the builders and/or clients.
On the numerous TV building programmes, you will have seen client and builder fall out with each other for a variety of
reasons, mainly because the builder does not understand the client's requirements or interprets the client's wishes
incorrectly. Builders don't understand the need to keep changing things and this leads to frustration and delays.
There should be no need to fall out with your builders IF you prepare properly before you start and don't forget, you
always have us to rely on.
Building your home is a pleasurable experience and should not be spoiled by petty arguments with the builders, and this
is avoided by communication and agreement, BEFORE you start. Problems (we call them "situations we need to address")
will still arise, of course they will, but they are ALL easy to resolve if attended to immediately and this is where our
vast experience kicks in. In more than 40 years in the industry the writer has built hundreds of properties in different
countries, and problems always have a habit of popping up - only to be promptly resolved.
